Built for period properties

Old sash windows have character. They also have draughts, rattles, and cords that fail. Modern replacements solve the problems without losing what made the original worth keeping

Sash windows slide vertically — the upper sash drops down, the lower sash rises up. It is a mechanism that has defined the appearance of Victorian and Edwardian properties across Britain for over 150 years, and it remains the defining feature of the housing stock across Windsor, Beaconsfield, and significant parts of Gerrards Cross and the surrounding villages. When the original windows are working well, they are worth preserving. When they are not — when the cords have failed, the putty has cracked, the frames have swollen with moisture, or the draught coming through is impossible to ignore — replacement becomes the practical answer.

The concern most homeowners raise at this point is whether a modern replacement sash can genuinely replicate the original. The honest answer is that today's profiles — in uPVC or timber-effect finishes, with spring-balanced operation and authentic glazing bar configurations — come far closer than people expect. We have fitted replacement sash windows across South Buckinghamshire and East Berkshire on properties ranging from Victorian terraces in Windsor to substantial Edwardian homes in Beaconsfield, and the most common reaction from homeowners is that the finished result looks more like the original than the tired windows they replaced. If your existing sashes can be restored rather than replaced, we will tell you. If replacement is the right call, we will specify it properly.

Why it matters

What replacement sash windows actually do for your home

Warmth

A transformation in thermal performance

Old timber sash windows — even well-maintained ones — are single-glazed and thermally poor. The draught from a failed sash cord or shrunken timber is noticeable from the other side of the room. Modern replacement sashes with A-rated double glazing are not a marginal improvement on this. They are a fundamental change in how a room feels in winter and how much it costs to heat. For most period properties in South Bucks and East Berkshire, this is the single biggest practical benefit of replacement.

Quiet

The noise reduction is significant

Single-glazed sash windows offer almost no acoustic protection. If your property is on or near a main road — or within earshot of a railway line, which applies to significant parts of Windsor and Slough — modern double-glazed replacement sashes make a genuine and immediate difference to the livability of front-facing rooms. Acoustic glass, specified for road-facing elevations, takes this further.

Authenticity

Your home looks right, not compromised

The right replacement sash window does not ask you to choose between character and comfort. Correctly specified with authentic sightlines, appropriate glazing bar configurations, and the right colour, a modern sash window preserves what makes a period property worth living in while removing what makes it uncomfortable. This is not a concession — it is the point.

Value

A material improvement to the property

Period properties in South Bucks and East Berkshire command a premium precisely because of their character. Replacement sash windows that respect that character — rather than undermining it with an obviously wrong profile or colour — protect and in many cases enhance that premium. New energy-efficient double glazing also improves the EPC rating, which buyers and mortgage lenders increasingly factor into their assessment of a property.

Your options

Choosing the right sash window for your property

The sliding sash mechanism is consistent across all types. What differs is the material, the profile depth, and how closely the finished window replicates original timber. The right choice depends on your property, its age, its conservation status, and what you are trying to achieve.

Most Popular

uPVC Sliding Sash Windows

Modern uPVC sash profiles bear little resemblance to the cheap replacements that gave this material a bad reputation in earlier decades. Today's profiles are slimmer, better proportioned, and available in woodgrain foils — Rosewood, Golden Oak, and White Woodgrain — that read convincingly as timber at normal viewing distance. Spring-balanced operation means the sashes slide smoothly and hold in any open position without cords or weights. For most period properties in South Bucks and East Berkshire, uPVC sliding sashes deliver an authentic appearance, genuine thermal improvement, and minimal long-term maintenance at a price that makes the investment sensible.

Premium Choice

Timber-Alternative Sash Windows

For properties where the closest possible replication of original timber is the priority — listed buildings, prominent conservation area properties, or homes where the windows are a defining architectural feature — a timber-alternative or engineered profile goes further than standard uPVC. These profiles are designed to match the exact dimensions and sight lines of original Victorian and Edwardian windows, including the horn detail at the meeting rail junction that is characteristic of authentic period sashes. The result is a window that satisfies the most discerning eye and, in most cases, the most particular planning authority.

Getting the detail right

What makes a replacement sash window look right on a period property

A replacement sash window that does justice to a period property is not just about the profile — it is about getting several details correct together. We go through all of these during the site visit, with samples and reference photographs where helpful. Here is what matters most.

01

Profile and sightlines

The single most important factor in how authentic a replacement sash looks is the width of the sightlines — the visible frame members between panes of glass. Original Victorian sash windows had narrow timber members because the material is inherently strong. Early uPVC replacements had wider profiles because uPVC is not, and the result looked wrong on a period property. Modern profiles have addressed this significantly, but there is still variation between manufacturers. We specify profiles with sightlines proportionate to your property's original windows, not whatever is easiest to source.

Practical note

Where original drawings or photographs of the property exist, we can use these as a reference for the correct profile specification.

02

Glazing bars and glass

Most Victorian sash windows had multiple panes of glass divided by glazing bars — the characteristic grid pattern that defines the period look. Modern replacement sashes replicate this with internal glazing bars bonded between the panes of the sealed unit, giving the appearance of divided lights without the maintenance or thermal penalty of true glazing bars. The number and pattern of bars should match the original configuration for your property's period and style. Beyond the bars, the glass itself can be specified with a slight texture or tint to replicate the appearance of original hand-cast glass — a detail that matters on high-value period restorations.

Practical note

All glass we install is A-rated double glazing as standard. Acoustic and privacy glass options are available for specific openings.

03

Colour and finish

White remains the most common choice for sash windows on period properties because it is what the original painted timber would have been. That said, period properties across South Bucks increasingly carry Cornish Cream, Soft Grey, and Black on original or early replacement sashes, and these all translate well to modern profiles. For properties where authenticity is the priority, woodgrain foils in White Woodgrain, Golden Oak, or Rosewood replicate the visual texture of painted timber more convincingly than solid-colour uPVC. On listed buildings or prominent conservation area properties, we will advise on the colour most likely to satisfy any planning requirements before the specification is finalised.

Practical note

Dual-colour finishes — white inside, a colour outside — are available and work well where the interior of the property has been updated while the exterior retains its period character.

04

The horn detail

On original Victorian and many Edwardian sash windows, there is a small projecting feature at the lower corners of the upper sash — called the horn — where the sash rail meets the stile. This detail was originally structural, but it became a characteristic part of the period sash profile and its presence or absence has a noticeable effect on how authentic a replacement looks on an older property. On high-specification replacements, we include this detail as standard. On standard uPVC profiles where the horn is not included, we will advise whether its absence is likely to be noticeable on your specific property.

Practical note

For listed buildings and conservation area properties where planning authorities have a view on such details, we will establish what is required before any specification is finalised.

Alpha Windows are brilliant. Great customer service, great windows, competitively priced and superbly fitted. Their fitter is so good and diligent that he managed to fit the replacement windows with barely any disruption to the plaster. I don't even need to repaint around the aperture. Highly recommend.

Common questions

What homeowners ask us about sash windows

Far more closely than most homeowners expect before they see examples. Modern uPVC profiles with woodgrain finishes and correctly specified glazing bar configurations replicate original Victorian and Edwardian sashes convincingly at normal viewing distance. On high-specification timber-alternative profiles — which include the horn detail and exact period sightlines — the result satisfies most conservation officers as well as most homeowners. We can show you reference photographs of comparable properties we have fitted in the area, which is more useful than any brochure image.

In most cases, yes. Replacing like-for-like sash windows in a conservation area — same profile, same colour, same glazing bar configuration — typically does not require planning permission. Where the replacement involves a change to the profile, the material, or the appearance, there may be requirements to satisfy. We work regularly on properties in conservation areas across Windsor, Beaconsfield, Gerrards Cross, and the surrounding villages, and we know what local planning authorities in this area typically expect. We will assess your specific situation during the site visit and advise you clearly before anything is agreed. We will not specify something that is likely to cause a planning issue.

Listed building consent is required for any alteration to the windows of a listed property, and the requirements are more specific than for conservation area properties. We have experience with listed buildings across South Bucks and East Berkshire and will advise you honestly on what is likely to be achievable and what the process involves. In some cases, the only acceptable option for a listed building is sympathetic restoration of the existing timber rather than replacement — we will tell you if that applies to your property.

It depends on the condition of the existing frames. If the timber is structurally sound — no significant rot, frames still square and true — draught-proofing and re-cording the sashes is a cost-effective way to extend their life and improve their performance considerably. If the frames are rotting, the timber is beyond reasonable repair, or the single glazing is making the rooms genuinely uncomfortable, replacement becomes the better long-term investment. We will give you an honest assessment of what is there when we visit, with no commercial incentive to push you towards replacement if restoration is the right answer.

Original timber sash windows used a system of weights and cords hidden inside the frame to counterbalance the sashes. Modern replacement sashes use a spring-balance mechanism built into the frame — the spring provides the counterbalance without the need for cords or weights. The result is smooth, controlled operation. The sash can be held at any position without it dropping or rattling. Both sashes on a double-hung window are operable and tilt inward for cleaning on most modern profiles.

Signs that replacement is the right call include: timber that is significantly rotten or structurally compromised; frames that are no longer square, making the sashes difficult or impossible to operate properly; single glazing that is causing the room to feel cold or is allowing significant noise in; and failing putty or glazing that has allowed water into the frame over time. If the frames are in reasonable structural condition but the cords have failed or the draught-proofing has deteriorated, repair and restoration may well be sufficient. We will assess this honestly when we visit.

A single sash window typically takes two to four hours, depending on the size of the opening and whether the existing frame requires any preparation work. A full-house replacement on a Victorian or Edwardian property is usually completed within one to two days. We will give you a clear timeframe in your written quote.

Yes. We can show you photographs of sash window installations we have completed on comparable properties in the area — Victorian terraces in Windsor, Edwardian semis in Beaconsfield, and larger period homes in Gerrards Cross. Seeing the finished result on a real property of similar age and style is far more useful than a brochure photograph, and we are happy to share these during the site visit.

For most window and door replacements, no. Like-for-like replacements fall under permitted development rights and require no planning permission. If your property is in a conservation area — parts of Windsor and Beaconsfield Old Town, for example — or if it's listed, there may be restrictions on colour, style, or material. We know the local areas well and will flag anything relevant during your visit.

Yes. FENSA registration means every installation we complete is certified to meet current building regulations, and the work is registered with your local authority automatically. This is important if you ever sell your home — solicitors will ask for it. You don't need to do anything; we handle the registration on your behalf.

Our installations come with a 10-year guarantee as standard, covering both frames and sealed glazing units. Combined with FENSA registration and our full public liability insurance, you're protected throughout the installation and long after completion.

Yes. We remove all old frames and glass and dispose of them responsibly. We also leave your home clean and tidy at the end of every job — it's part of how we work, not an optional extra.

We don't consider a job complete until you're satisfied. If something isn't right, tell us and we'll fix it. Our reputation in South Bucks has been built over 20 years — we have every reason to make sure you're happy.
